A location assessment is a data-driven feasibility report for a specific commercial address. It combines Census demographics, competitor analysis, walkability and traffic data, and archetype-specific financial projections into a single scored report — so you can see whether a location supports your business concept before you commit to a lease.
What data sources do you use?+
We pull from authoritative public and licensed sources including the U.S. Census Bureau American Community Survey, Bureau of Labor Statistics, Google Places, OpenStreetMap, Walk Score, OpenRouteService isochrones, RentCast property data, and state DOT traffic counts. Every number in your report cites its source.
How long does the report take?+
Most full assessments are delivered within 24 hours. The system pulls data in real time, runs the scoring model, generates financial projections, and compiles a downloadable PDF. Complex locations with unusual data availability may take up to 48 hours.
What business types do you support?+
We currently support coffee shops, cafes, and specialty beverage concepts with purpose-built scoring models and unit economics. Additional archetypes — including quick-service restaurants, fitness studios, and retail shops — are in active development and launching soon.
Can I use this for an SBA loan application?+
Yes. The PDF report is specifically designed to support SBA loan packages. It includes the market analysis, demographic data, competitive landscape, and financial projections that lenders look for. Many of our customers attach the Inteloci report directly to their loan application.
What if I already signed a lease?+
An assessment is still valuable after signing. How is the viability score calculated?+
The viability score (0–100) is a weighted composite of five dimensions: demographics and income alignment, competitive density and saturation, site accessibility and walkability, market trajectory and growth trends, and property and site quality. Each dimension is scored independently and weighted according to your business archetype, so a coffee shop and a fitness studio weight the factors differently.
